What the Difference Actually Is
A single-pane window is exactly what it sounds like: one sheet of glass in the frame. It offers almost no insulating value. Whatever temperature it is outside, that pane conducts it directly into your living space.
A double-pane window uses two sheets of glass separated by a small gap, sealed at the edges. That cavity is usually filled with argon gas, which transfers heat poorly. The sealed assembly is called an insulated glass unit, or IGU. The result is a window that resists heat loss in winter and heat gain in summer far better than a single pane ever could.
A triple-pane version exists too, adding a third lite of glass for even more insulation. It’s less common in residential work in the Triangle and carries a higher cost, so most conversations start and end with single versus double.
Why Older Triangle Homes Still Have Single-Pane Glass
Homes built before the late 1970s and early 1980s were almost universally glazed with single-pane glass. Double-pane technology existed, but it wasn’t the standard, and energy codes weren’t pushing builders toward it the way they do now.
In Wake County and the surrounding area, you’ll find single-pane glass in a wide range of older homes: craftsman bungalows in Durham, mid-century ranches in Cary, and historic properties throughout Raleigh and Chapel Hill. The frames on these homes are often in excellent shape. The glass is simply original and outdated.
The good news is that a sound frame does not need to be replaced just because the glass is old. In the vast majority of cases, the glass can be swapped out without touching the frame at all.
Before assuming you need new windows, have the frame evaluated on its own. If the frame is solid, no rot, no warping, no structural compromise, a custom glass replacement is almost always the right move. Full window replacement is for frames that have failed, not glass that has aged. This distinction saves homeowners in the Triangle significant time and money.

Energy efficiency
Glass performance is measured in U-factor (how much heat the window loses) and SHGC (how much solar heat it lets in). Single-pane glass typically has a U-factor around 1.0. A standard double-pane IGU with low-E coating drops that to the 0.25 to 0.35 range. Lower is better. That’s a significant reduction in how hard your HVAC system has to work, and it shows up on energy bills over time.
Low-E stands for low-emissivity. It’s a microscopically thin metallic coating applied to one surface of the glass. It reflects radiant heat without blocking light, which keeps heat in during winter and out during summer. Almost every new IGU includes some form of low-E coating, and it’s worth specifying when you’re replacing glass.
Comfort at the glass surface
Single-pane glass in a North Carolina winter is cold to the touch. Sit near it and you feel a chill even with the heat running. Double-pane glass with argon fill stays much closer to room temperature. That changes how comfortable a room actually feels, not just how efficient it is on paper.
Condensation
Cold single-pane glass fogs up on the interior surface on humid days and cold mornings. That’s condensation forming because the glass is below the dew point of the indoor air. Double-pane glass stays warmer on the interior surface and condenses far less. If you’re wiping down your windows regularly, that’s a signal that single-pane glass is working against your comfort.
Noise
Two lites of glass with a sealed cavity absorb more sound than one pane. For homes near busy roads, this can be a meaningful quality-of-life difference.
Not all double-pane IGUs are built the same. When you’re having glass replaced, ask specifically for low-E coating and argon gas fill. These are standard options, not expensive upgrades, and they make a real difference in comfort and efficiency. When Double-Pane Makes the Most Sense
Double-pane IGU replacement is the right call in most situations where the existing frame is sound and the homeowner wants meaningful improvement in comfort and efficiency.

When Single-Pane Might Still Be the Right Call
Single-pane glass is not always wrong. There are real situations where it stays the appropriate choice.
Historic or regulated properties
Some older homes in Raleigh, Durham, and surrounding counties fall under historic preservation guidelines. Altering window profiles or glass appearance may be restricted. In these cases, single-pane glass replacement maintains the character and the compliance that double-pane might not.
Outbuildings and secondary structures
Garages, workshops, storage buildings, and similar structures that aren’t conditioned living space don’t need the insulating performance of an IGU. Single-pane glass is a practical, cost-appropriate choice for these applications.
Temporary or short-term situations
If a window breaks and a homeowner is planning a larger renovation in the near term, a single-pane replacement can be a reasonable bridge. Get the opening closed and protected now, plan the upgrade when the project scope is clearer.
You Usually Don’t Need a New Window Frame
This point deserves its own section because it changes the math for a lot of homeowners.
Full window replacement, frame and all, is a major project. It involves removing interior and exterior trim, flashing, and sometimes touching siding. It’s the right solution when the frame itself has rotted, warped, or failed structurally. That’s a real situation, but it’s not the common one.
In the majority of cases, the frame on an older home is solid wood or aluminum in perfectly good condition. The glass is what’s old or broken. A custom IGU can be fabricated to fit the existing opening precisely and set into the existing frame. The result is a high-performing, energy-efficient window without the disruption and cost of replacing hardware that doesn’t need replacing.
Custom glass is always made for the specific opening. Every dimension is measured before anything is ordered. The fit is clean because it was built for that window, not sourced off a shelf and trimmed to fit.
Not every window takes the same glass. Building code typically requires safety glazing, either tempered or laminated glass, in specific locations: windows within 24 inches of a door, large panes close to walking surfaces, windows near stairs or landings, and others. Tempered glass, when it breaks, shatters into small blunt pieces rather than sharp shards. This is not optional in required locations. A qualified glass professional will identify which locations require safety glazing and spec the glass accordingly.
The Fogged Double-Pane Problem
If you already have double-pane windows and the glass looks hazy or foggy between the panes, that’s a different problem entirely. The IGU’s perimeter seal has failed. Moisture has entered the cavity, the argon has escaped, and the insulating performance is gone. That haze is trapped inside the glass and can’t be cleaned away.
The fix is a new insulated glass unit. The old failed unit is removed and a new one, fabricated to the same dimensions, is set into the existing frame. This is a common repair across the Triangle, particularly in homes where the original IGUs are aging out. It’s a straightforward job when the frame is in good shape, and it restores both the clarity and the performance of the window.
