Double-pane windows are designed to keep your home comfortable and energy-efficient for years. But the sealed unit inside that window is the part that does all the real work, and when it fails, the signs are hard to miss once you know what to look for.
What a Double-Pane Window Seal Actually Does
A double-pane window, also called an insulated glass unit or IGU, is made of two panes of glass separated by a spacer and sealed along all four edges. The space between the panes is filled with an insulating gas, usually argon. That sealed cavity is what gives the window its thermal performance.
The perimeter seal keeps the argon in and outside air out. Over time, that seal can degrade from temperature cycling, UV exposure, moisture intrusion, and age. Once the seal fails, the insulating gas escapes, outside air gets in, and the window starts working against you instead of for you.
Below are the seven most reliable signs that a seal has failed or is close to it.
Sign 1: Fog or Condensation Between the Panes
This is the clearest sign of a failed seal, and it’s the one most homeowners in the Triangle notice first. You’ll see a hazy or foggy appearance inside the glass, not on the surface you can wipe, but trapped between the two panes where you can’t reach it.
That fog is moisture that entered after the seal broke down. Once it’s there, it cycles: it fogs up on cold mornings, clears slightly in the afternoon heat, then fogs again. The pattern repeats, and it never fully clears because the moisture source is ongoing.
That haze is inside a sealed cavity. No amount of cleaning the glass surface will touch it. The only fix is replacing the insulated glass unit. Many homeowners spend time and effort trying to clean it away before realizing this, don’t waste the time.

A variation on the fog sign: sometimes the moisture doesn’t show up as obvious condensation. Instead, the glass just looks perpetually dull or slightly milky, no matter how well you clean it. Hold a flashlight at an angle to the glass and look for a faint film or cloudiness that doesn’t wipe off.
This is often mineral residue left behind as moisture inside the unit evaporates and re-condenses over many cycles. The minerals from the air deposit on the inner glass surfaces and create that frosted, etched look. Once this happens, even a new seal wouldn’t restore the clarity. The unit needs to be replaced.
Sign 3: You Notice a Noticeable Draft Near a Closed Window
A properly sealed double-pane window shouldn’t let air move around the glass. If you hold your hand near the glass on a cold day and feel cooler air radiating off it, or if there’s a detectable draft near the frame on a windy day, the thermal barrier has been compromised.
This can happen from a failed seal in the IGU itself or from deteriorating weatherstripping around the sash. Both are worth addressing, but they’re different problems. If the glass itself feels dramatically colder than the rest of the room on a still day, the IGU seal is the more likely culprit.
Sign 4: Your Energy Bills Have Quietly Climbed
Failed seals don’t announce themselves loudly. Sometimes the first sign is a slow increase in heating and cooling costs with no obvious explanation. A window that’s lost its argon fill and whose seal has failed is performing closer to a single-pane window than the double-pane you paid for.
If you have multiple windows with failed seals, the cumulative effect on your HVAC system can be significant. Homeowners across Wake County and the broader Triangle area deal with this every summer: older IGUs quietly failing while energy bills inch upward. Replacing the failed glass units often pays for itself over time through reduced energy costs, though we won’t put a number to that here. The performance gains are real.
Sign 5: Visible Moisture Trails or Mineral Deposits on the Glass
Look closely at the inside surfaces of the glass, the surfaces you can’t wipe. On windows with a long history of seal failure, you’ll often see faint streaks or spotting patterns where moisture has repeatedly run down the inner surface and left mineral deposits behind.
These trails are a timestamp of sorts. They tell you the seal has been failing for a while, not just recently. The longer a failed seal goes unaddressed, the more likely the inner glass surfaces have been permanently etched. A new IGU is the only path to clarity at that point.
Sign 6: The Window Frame Feels Damp or Shows Early Rot
This is the sign that moves a window from a glass problem to a structural concern. A failed IGU seal that’s allowed moisture to migrate into the surrounding frame can cause wood frames to swell, soften, or show visible discoloration. Vinyl frames may show mold or mildew along the interior edges.
If the glass is foggy AND the frame feels damp or looks compromised, have it evaluated carefully. In most cases, the frame is still sound and a glass replacement is straightforward. In the minority of cases where the frame has taken real structural damage, a full window replacement may be the right call. In our experience, the large majority of windows with failed IGU seals have frames that are completely sound. Replacing just the glass unit, not the whole window, is usually the faster and more cost-effective solution. Don’t let anyone talk you into a full window replacement without first confirming the frame is actually compromised.
Sign 7: The Glass Has a Distorted or Wavy Appearance
This one surprises people. When the seal on an IGU fails and the argon escapes, the air pressure inside the unit equalizes with outside air. Over time, especially with temperature swings, one pane may bow inward or outward slightly. This creates a subtle distortion in what you see through the glass, like looking through old wavy glass.
If your window looks slightly curved or objects outside appear subtly distorted when viewed straight on, the IGU has likely lost its structural balance from seal failure. It’s more common in taller windows where the glass spans a greater distance, and it’s worth getting assessed before the stress on the glass increases further.
Can a Failed Seal Be Repaired?
This is the question homeowners ask most often, and the honest answer is no. Not in any meaningful way.
There are services that drill small holes into the failed unit, attempt to clean the interior, and then re-seal the opening. Results from these approaches are inconsistent at best. The inner glass surfaces that have been etched by mineral deposits don’t come clean through this process, and the unit won’t perform like a properly sealed argon-filled IGU.
The correct fix is a new insulated glass unit cut and fabricated to fit your existing opening. Replacing the Glass, Not the Whole Window
A common misconception is that a failed IGU seal means you need to replace the entire window. That’s usually not true.
