That cloudy haze trapped between your window panes isn’t dirt and it isn’t condensation you can wipe off. It’s a sign your insulated glass unit has failed, and cleaning it is not an option. Here’s exactly what’s happening and what fixes it.
What’s Actually Inside a Double-Pane Window
A standard double-pane window is built around what the glass industry calls an insulated glass unit, or IGU. Two panes of glass are separated by a hollow spacer, sealed around the perimeter, and filled with an insulating gas, most commonly argon. That gas-filled cavity is what gives the window its thermal performance. The seal around the perimeter is the critical piece holding the whole system together.
Some units also carry a low-E coating, a microscopically thin metallic layer applied to one surface of the glass. Low-E coatings reflect infrared heat, which helps keep your home cooler in summer and warmer in winter. Whether your windows have that coating or not, the insulating seal is doing the heavy lifting on energy efficiency.
The system works beautifully until the seal fails.
IGU stands for insulated glass unit. It refers to the sealed glass assembly itself, not the whole window. In many cases, when your window glass fogs up, only the IGU needs to be replaced, not the entire window frame and sash. A glass professional can evaluate whether the frame is sound enough to accept a new unit.
Why the Fog Forms
Every day, your windows expand and contract as temperatures rise and fall. In the Triangle, where summer heat can be brutal and winter nights bring real cold snaps, that thermal cycling happens constantly. Each cycle puts pressure on the perimeter seal. Over time, that stress weakens the seal, and eventually it cracks or separates at some point around the edge.
Once the seal is compromised, the argon gas escapes and outdoor air moves in. Outdoor air carries moisture. That moisture enters the sealed cavity and gets trapped between the panes. On a warm day, the moisture evaporates and the glass looks fine. On a cold night, or when the temperature difference between inside and outside is significant, the moisture condenses on the interior surfaces of the glass and you see fog, haze, or a milky streaking that seems to move around.
Over time, mineral deposits from the repeated condensation and evaporation cycles can etch the glass surface inside the cavity. The window can go from foggy to permanently stained or cloudy even on warm days. At that point, no amount of waiting for the right temperature will clear it.

The moisture is between the panes, inside a sealed cavity. There’s no way to reach it by cleaning the glass on either side. The inner surfaces of both panes are inaccessible without disassembling the unit, and a disassembled IGU is no longer an IGU. Once it’s opened, the seal integrity is gone.
You may have seen services that advertise drilling small holes in the glass, injecting a cleaning solution, and resealing the holes. This approach does exist, but it’s a temporary fix at best. The underlying seal failure is still there. Moisture will find its way back in, and the unit will fog again. It does not restore the argon fill or the thermal performance the window was designed to provide.
The correct fix is replacing the insulated glass unit with a new, properly sealed one.
Not sure if the fog is on the inside surface or between the panes? Touch the glass where the haze appears. If your finger lands right on it, it’s surface condensation you can wipe away. If the fog is visually in the same spot but your finger touches nothing, it’s between the panes and it’s a seal failure. That’s the test that tells you whether you need a cloth or a glass professional.
What Speeds Up Seal Failure
Some windows last 20 years or more without fogging. Others fail in under a decade. Several factors influence how long a seal holds.
- Sun exposure. South- and west-facing windows take the most direct heat. Intense UV and heat accelerates the breakdown of the sealant material around the perimeter spacer.
- Frame quality. A well-built, properly installed frame flexes predictably. A warped, improperly shimmed, or degraded frame puts uneven stress on the glass unit and can cause premature seal failure.
- Installation quality. Windows that weren’t installed correctly from the start, whether the frame was out of square, the unit wasn’t properly supported, or the glazing compound was insufficient, tend to fail earlier.
- Climate. In Wake County and across the broader Triangle region, the combination of high summer humidity and meaningful winter cold creates more thermal cycling than you’d find in a milder climate. That puts more cumulative stress on every seal, every year.
- Age. Sealant materials have a lifespan. Windows that are 15 to 20 years old and older are more likely to have failing seals simply because the materials have aged.
None of these factors mean window failure is inevitable on any given timeline, but they explain why some homes in the Raleigh and Durham areas see fogged windows earlier than others.
Repair or Replace the Whole Window?
This is the most practical question homeowners ask, and the answer depends on the condition of the frame and sash.
If the frame is structurally sound, not rotted, not warped, and not pulling away from the opening, there’s a good chance the IGU can be replaced without touching the frame at all. A new insulated unit is ordered to match the exact dimensions of the existing opening, the old fogged unit is removed, and the new one is set and sealed in its place. You get a clear, thermally efficient window and the frame you already have.
If the frame is compromised, replacing the glass unit alone doesn’t make sense. A damaged frame will stress the new unit the same way it stressed the old one, and you’ll be looking at the same problem sooner than you should be. In that case, a full window replacement is the right call.

Is Fogged Glass a Safety Issue?
A fogged IGU isn’t structurally dangerous the way a cracked or broken pane is. The glass itself is still intact. But that doesn’t mean it’s a small problem worth ignoring.
A failed seal means the argon fill is gone and the insulating cavity is now filled with ambient air. The window’s U-factor, which measures how much heat passes through it, is significantly worse than it was when the unit was sealed properly. You’re paying to heat and cool your home through what is essentially a much less efficient window than you think you have.
If the window has a low-E coating, a failed seal also compromises how well that coating performs. Low-E glass is designed to reflect heat in conjunction with the sealed gas cavity. Without the intact seal, you’re getting a fraction of the performance you’re paying for in energy costs every month.
And if left long enough, the mineral etching that builds up on the inner glass surfaces can permanently cloud the pane even after a new unit is installed next to it, which is another reason not to wait longer than necessary once you notice the fog.
